Consultation
With the current state of the Portland real estate market at a fever pitch, buyers are waiving their right to an inspection in order to put forward competitive offers. This is a substantial risk to both the buyers and the agents in a purchase. I’d still say this if I weren’t a home inspector. In order to insulate against these risks, while still being able to be competitive, we are offering walk-through inspections where we will accompany you on your showings with only our trusty flashlight and share our observations on the exterior and interior of the home. Because they are non-invasive, an oil tank locate can be added to a walk-through consultation and will be done at the end to avoid overlapping showing times. These showings are typically only 15-30 minutes and there will not be a report generated so we encourage note taking and that a full inspection is scheduled in the event that the home is purchased. We will be walking fast and talking even faster in order to get our eyes on as much as we can.
A walk-through consultation is not a home inspection and therefore our Standard of Practice, which we follow with every home inspection, do not apply. Because we do not have our full time, tools or resources for a walk-through consultation, it is not covered by any organization’s home inspection standards of practice. It is, as its name implies, simply an on-site consultation by a trained professional, designed to help answer some of the known unknowns and to shine some light on some of the unknown unknowns.
Because of the nature of showings, these will likely be last minute bookings and we will do our best to accommodate them. Because we have our system set up to not book a services inside 24 hours, if you need a consultation within 24 hours, text 503-369-8498 to check on availability.
The price for a walk-through consultation is $200. Time allowing, we charge $100 for each subsequent home, given these showings are scheduled back-to-back and the distance from one house to the next is less than 5 miles. We will also take $50 off a full inspection that is scheduled after the home is purchased.
