Home inspector demographics

In the United States there are roughly 9,914 home inspectors currently employed. The average age is 51 years old, 80.7% are men, 73.5% are white and only 9% are LGBTQ+. So, overwhelmingly, this business is comprised of middle aged, straight, white men. All of the barriers to entry for this field are intangible. The rules and requirements are created by middle aged, straight, white men, as are the training programs. While I was going through my training program, I did not see or hear the word “she” until I was 75% of the way through the course and it was in reference to a client that didn’t know anything about houses. I’m not kidding. This creates an environment that is unwelcoming to anyone that isn’t a middle aged, straight, white man. But this is changing and I intend to do my part by hiring other women inspectors and by creating scholarships to Inspector Flow University.

Inspector flow university

Inspector Flow University is an online home inspector training program developed and run by Anita “Cousin Nita” Davidson. Nita has created a full service training program that is centered around these underrepresented demographics and, in this first year, Inspector Flow will graduate over 50 non-traditional inspectors across the country into their careers. Additionally, Inspector Flow is one of the only programs that is aimed at people that do not yet have a background in the trades. Nita has created a live online training program and, more recently, a self-directed training program for people who’s schedules don’t work with the live training schedule. This effectively makes a home inspection career available to anyone who wants to pursue it.

Where you come in

I will be donating $5 for every inspection that our company performs. This alone will provide one scholarship to Inspector Flow University’s self-directed program and Nita has generously offered to match each scholarship that we create. Your $5 donation will help create additional scholarships and move the demographic needle in a field that is fascinating, flexible and profitable.

About Nita

Anita “Cousin Nita” Davidson is a real estate investor and educator from Cleveland, Ohio specializing in wholesaling; a strategy that allowed her to acquire real estate with no cash or credit. Nita is a native Clevelander with a heart for the city and it’s residents; her goal is to create happy, healthy neighborhoods for the people of Cleveland. After mastering the wholesale strategy, Nita has been able to automate and scale her business to include rehab projects and rental properties. Nita then became a Certified Home Inspector and built a successful residential home inspection company in Cleveland. In 2020, during the pandemic, Nita created Inspector Flow, a home inspector group coaching program to help train non-traditional inspectors on the foundations of home inspecting. Nita is committed to leading the new generation of inspectors who value education, diversity, and community.

In her spare time, Nita loves to read, dine out and travel. Most importantly she is a diehard Lebron James fan.
